Default Slide Seal

I have a 2002 31' Gulfstream Conquest that developed a problem with the slide out seal just after warranty.

The seal rusted out on the inside and lost its grip. I was able to reattach it with adhesive and it stopped the leaks.

Later, it developed a small leak just behind the driver's door when the slide is closed while driving in the rain.

Any hints on what to look for? Do products like seal conditioner help?
