Default Battery power question / problem

I have a 93 gulfstream sunvoyager......cant seem to get the batteries to work when sitting still and not plugged in or using the generator. 2 of the batteries are brand new, Have 3 total. No lights work and the refridge will not switch to gas. When I start the motor, about 30 seconds later I can here a click under the hood and then the lights and everything will work, but the motor has to be running. Is there a switch or something I dont know about so I can get power without the motor running? I thought maybe one of relays were bad, but they work when the motor is running. Any help will be greatly appreciated.
